Candidate for PMCPOA Director - 2024/2025


Dear Pine Mountain Club Members,


I hope this letter finds you well and enjoying the unique beauty and tranquility of our beloved Pine

Mountain Club. My name is Candace Bennett, and I am running for the PMCPOA’s Board of

Directors. I have been on the periphery of this community since 2011 when my in-laws retired here.

When my husband and I moved full time to the mountain in 2021, I rolled up my sleeves and joined

the Planning Committee. I have since been the chair of the Planning Committee for two years and

have been working within the committee charter to ramp up accountability and long term planning for

our POA. Running for the board is a means of continuing this momentum and below are the specifics

I’d like to address if elected.


Communication & Transparency:

Even as an “informed” committee member, I have felt out of the loop, blindsided or straight-up

confused on POA matters on numerous occasions. Without clear, consistent communication and

transparency, trust is lost and every endeavor - from simple maintenance to a clubhouse renovation -

will be mired in contention.


Emergency Preparedness:

Between the Paradise Fire, COVID, and last year’s Snowmaggedon, it’s apparent that a community

emergency plan is needed outside of our own personal preparations. “Self-sufficiency” is one thing,

but “community-sufficiency” is what we really need. I joined the Planning Committee in part to

ensure that PMC had such a plan and I am thrilled with the leaders who have stepped up to steward

the Emergency Preparedness Committee and the Radio Safety Net. I want my term on the board to

solidify these initiatives.


Financial Stewardship & Sustainability:

Before becoming a full-time mom, I worked 10+ years in the entertainment industry. From TV

production and network level management, to joining a startup and handling everything from

contracts, HR, ad sales, and talent management/live events, the

consistent requirement across my career was coming in on-time

and under budget. There is no “late” option when dealing with

live entertainment and you’re not hired again if you can’t work

within a budget. I would like to see some deliberate and

resourceful planning when it comes to PMC’s financial

sustainability. We are accountable to our members and neighbors,

and I’d like to see a mature and respectful dynamic with how our

POA stewards our assessments.

better place to live, to foster a community that is not only

beautiful and enjoyable, but also safe, well-managed, and

prepared for any challenges ahead.

Communication & Transparency

I already had a number of concerns with POA communications but when we ​launched the 2024 Strategic Plan Survey and then chose to retract it and ​relaunch it, shortfalls in the association’s communications systems became ​apparent. In addition to gaps in our means of official communication, our IT ​arrangements are also in need of a major update. Alongside hiring a ​dedicated Communications Director, I would like to see the POA further tap ​into the expertise that exists within our membership to streamline our IT and ​ensure things are designed and working with utmost efficiency.


I would also like to see mutual respect between the POA and the members, ​and this needs to start with the POA. I think we tend to lose sight that ​everything done regarding the POA is paid for by a hardworking individual - ​a neighbor - and there needs to be transparency and respect.

Emergency Preparedness

This is so much more than home hardening and having a couple weeks supply ​of food & water. We are in a beautiful, but also highly vulnerable location ​and we would greatly benefit from having a catastrophe plan in place.


In the last couple years we have been witness to various scenarios - from ​the Paradise Fire to the COVID lock-downs - that demonstrate the extremes ​of what a community can face. We need to learn from these events and be ​prepared to step up and rally around our neighbors when it really matters.

Financial Stewardship

I understand that changing course and implementing new ideas (with any ​size organization) takes time, but I would like to see us “roll up our sleeves” ​and put the hard work in now, so we don’t continue to skirt the issues and ​kick the financial state of our community down the road.


I would also like to see some delegation and ownership. We have numerous ​directors (and new ones coming in) with valid concerns and initiatives who ​I’d like to see teamed up to tackle issues and find solutions.


Just because something has been done a certain way for decades does not ​mean we have to keep doing it the same way. Just because we’re not-for-​profit, does not mean we need to be carrying the lion’s share of our income-​generating amenities. I would like to see resourcefulness and problem ​solving kicked into high gear.

Clubhouse Complex

2017 - Members voted down the Clubhouse Renovation plans by 754 to 266


2023 - Members were asked how they would prefer to pay for the voted ​down Clubhouse Renovation


The member frustration around this situation is completely understandable, ​but generational neglect and piecemeal maintenance has made the ​clubhouse a liability. At what point does our insurance come back and say ​they won’t cover something that hasn’t been maintained? Or God forbid we ​have an electrical fire right now. Would insurance even pay out a claim if ​they could determine fault in our wiring?


Doing nothing is not an option, but propositioning our members with a Yes/​No vote does not provide a viable course of action.


I would like to see a vote on SCOPE:


  • Option 1: Required maintenance and upgrades that reduce liability and ​keep our insurance coverage in good standing


  • Option 2: “Our hands are dirty, what else can we fix?” - efficiency ​upgrades and maybe some crucial rearranging can be implemented while ​walls are open and labor can overlap


  • Option 3: The existing renovation plans


The current dynamic between the Board and members is not sustainable. I ​would like to move forward with an option that is officially voted on by the ​community and then honored by the Board.
